BSP STEP-BY-STEP

Conversation regarding initial concept with all stakeholders.

Visit the project site or meet virtually to discuss preliminary project and design concept, as well as timing and schedule.

72-hour turnaround to deliver itemized budget and test fit plan.

Negotiation of budget between owner and broker based upon itemized budget.

Lease execution.

Finalize project schedule and procurement.

Finalized budget and contracts are signed between BSP and owner.

Engage architect / design team and engineers to develop construction documents.

Procurement of materials.

Apply and obtain building permit and jurisdictional approvals.

Subcontractor bid solicitation, selection and contract execution.

Construction commences.

Weekly owner, architect / design team and contractor construction meetings, as well as weekly project status reports.

Develop and complete comprehensive punch list items.

Project substantial completion and final inspections.

Tenant move-in coordination (furniture, equipment, signage, etc.).

Project closeout documentation and 1-year warranty service period.
